What about the standard bills, e.g.: electricity, water, telephone, internet rates?

First of all worth to mention that the common cost differs from utility cost. Common cost generally involves: cost of sewage, garbage disposal, common electricity and water, cleaning and gardening. In case the property has sauna and swimming-pool the common cost in most case is over 200 EURO.

Utility cost generally involves: cost of electricity, water, gas. Generally the telephone and internet rates are not included.
Upon request and agreement of the owner and the renter may lay down, that who is making the contract with the service provider.

In Hungary the most usual service providers are:

  • cable phone and internet provider: T-Com
  • internet providers: UPC, DATANET, T-Online

Generally the ADSL system is faster than ISDN. Upon request the owner can modify the system. The contract can be made in English too with the service provider.

What are the public transport possibilities like in Budapest?

In Budapest the public transport is like a cobweb network. You can easily reach all your desired destination. You may select metro, tram, suburban-railway, trolley-bus, or bus.

What is the parking like in Budapest?

It is quite hard to find parking place in downtown on the streets during weekdays. However there are deep garages for plenty of cars. Usually deep garages cost more appr. 400-600 HUF /hour, but mostly you should find place any time. On the streets in downtown it costs 180-280 HUF/hour. External parts of Buda and Pest districts are free of charges.

What do I have do if I am a foreigner in case of illness?

In case of emergency the Hungarian hospitals must give immediate assistance. In case you have special problem - depending on that you have insurance - you may go in any Hungarian public hospital. However in Hungary there are wide range of private hospitals - it may happen that your insurance covers assistance in these hospitals or your company has contract with them - , such as:

I am a foreigner, what are the rules and regulations of purchasing a property in Hungary?

Foreign citizens living in the EU and in EEC and other states considered to be same according to international agreements can buy property where they intend to live in Hungary with the same parameters as Hungarians. ( Hungary has 5 years to harmonize its law with the EU regulations refers to foreign citizens' property acquisitions in Hungary)
In other cases foreign citizen needs permission of the public administration of the given area.

To the request - to get the permission from public administration of the given area - must enclose the followings:

  • Foreign citizen's passport or ID. (document that verifies citizenship)
  • Proposed contract of property acquisition (origin or exemplified copy)
  • Ownership doc not back then 3 month.
  • Duty of allowance procedure, 50 000 HUF in fee stamp.

Worth to mention if the foreign citizen owns a property yet in Hungary and what for he/she would like to use the next property. Does she/he have any strong connection to Hungary?

Property acquisition must be permitted:

If it does not aggrieve interest of self-government or common weal and,

  • foreign citizen got immigration permit
  • the ownership of foreigner's property was acquired by monopolization
  • foreign citizen changes his/her Hungarian property to another Hungarian property
  • the purpose to get ownership is to eliminate common ownership
  • foreign citizen gets property through donation
  • foreign citizen works in Hungary at least for 5 years.

But there are legal solutions when foreign citizen does not need permission.

There is no need for allowance procedure in case the foreigner establishes company in Hungary and the owner will be the established company.

Also an option that a foreign citizen asks help of "straw man" who buys the property and the foreigner can be the beneficiary.

Is financing available?

If you are a foreign citizen - tax payer in citizenship country - you may require loan in Hungary as well.

Each requirement goes under unique consideration by the banks. Positive consideration among banks if you have a Hungarian "claimant partner". You may require EURO-based or CHF-based loans. Interest rates in case of EURO-based loan is appr. 6-7%, in case of CHF-based is 4-5% depending on different banking offers. You may also have to count with 1% yearly handling fee and 1 % single charge of contracting.

Who pays real estate agency's fee in case of sale?

In Hungary the fee of sale is paid by the seller.
